Chris Giamou
CPA
Co-Founder & CEO
Co-Founder & CFO
Mike Giamou is Co-Founder and CEO of GIA Property Management, bringing extensive experience across property management, real estate finance, construction and business operations. A CRF, ARM and ACoM credential holder and CPM candidate, Mike has brokered more than $200 million in real estate financing transactions and overseen complex construction and capital projects. His multidisciplinary experience brings an ownership-minded perspective to GIA's approach to financial management, risk, major projects and long-term asset performance. Mike’s broad background gives him a practical understanding of property management from both an operational and ownership perspective — from the day-to-day requirements of running a property to the complex financial, contractual and legal matters that can arise over its lifecycle. His experience extends well beyond finance. Mike has overseen major construction and capital projects from planning and procurement through contract negotiation, financing, construction and completion. He has also navigated complex disputes, lender and vendor negotiations, insurance matters, and other legal and regulatory issues affecting real estate assets. At GIA, Mike provides executive leadership and oversight across the company and its managed portfolio, working closely with the property management team on significant financial decisions, major capital projects, contract negotiations and complex client matters. His approach combines disciplined financial management with hands-on operational experience, allowing him to assess issues not simply as isolated property management problems, but in the broader context of risk, cost, governance and long-term asset performance. In addition to his CRF (Certified in Real Estate Finance), ARM (Accredited Residential Manager) and ACoM (Accredited Commercial Manager) credentials, Mike holds a CMRAO Limited Licence and is a registered Mortgage Agent in Ontario and a qualified Mortgage Loan Originator in the United States.
Chris Giamou is Co-Founder and CFO of GIA Property Management and a Chartered Professional Accountant with more than three decades of experience in real estate development, finance and property management. Throughout his career, Chris has played a key financial role in the delivery of billions of dollars in GTA real estate projects encompassing thousands of residential units and significant commercial and retail space. At GIA, his financial leadership underpins the disciplined budgeting, reporting, risk management and strategic planning provided to the properties we manage. Chris brings a rare combination of senior real estate experience and professional financial expertise to GIA. His CPA designation, together with decades of involvement in complex real estate projects, provides him with an in-depth understanding of financial reporting, development economics, capital management, regulatory compliance and the financial and legal complexities that affect real estate assets. His experience spans financial strategy and planning, budgeting and forecasting, cash-flow management, investment analysis, project feasibility, cost control, financial reporting and the implementation of robust internal controls. He has also been extensively involved in securing and managing capital, evaluating investment opportunities and identifying and mitigating financial risk. At GIA, Chris provides senior financial oversight across the organization and its managed portfolio. He works closely with the executive, accounting and property management teams to strengthen financial controls, support budgeting and long-term planning, oversee financial reporting and help clients navigate significant financial decisions. His extensive development background also allows him to bring a broader perspective to reserve planning, capital projects and major expenditures. Rather than viewing financial management solely through an accounting lens, Chris considers the long-term financial implications of decisions on the property and its stakeholders. Chris also brings decades of leadership and mentorship experience, helping develop strong teams and reinforcing GIA’s commitment to accountability, sound financial stewardship and dependable client service.
